Stucco Remediation

Stucco remediation for Philadelphia-area homes

Stucco rarely fails where you can see it. Water slips in at a window corner or roofline and soaks the wood behind the wall. Buck Roofing & Siding finds that damage, repairs it, and replaces the stucco with low-maintenance siding that sheds water instead of trapping it.

What failing stucco looks like

By the time these show up, water has usually been getting in for a while. Any one of them is worth having checked.

Streaks under windows

Dark marks trailing down from the lower corners of windows and doors.

Cracks that return

Hairline cracks that reappear after patching or painting.

Swelling or give

Areas that bow outward or flex when you push on them.

Stucco at grade

Walls that run straight into soil, mulch or pavement with no gap at the bottom.

Stains at the roofline

Discoloration where a lower roof meets a wall.

Clues indoors

A damp smell, bubbling paint or soft baseboards along outside walls.

Why this is a Philadelphia-area problem

Stucco became a popular finish across the region’s suburbs, and a lot of it went up over wood sheathing with no drainage space and minimal flashing. On paper the wall was sealed. In practice, water found the seams.

Southeastern Pennsylvania weather keeps testing those seams. Soaking rains, humid summers and dozens of freeze-thaw swings each winter widen small cracks and pull water in.

That’s why local buyers now routinely ask for stucco testing before they close, and why a small stain here is rarely just cosmetic.

Patch it or rebuild it?

The honest answer depends on what’s behind the stucco, not what’s on it.

A targeted repair can work if

  • The problem is limited to one small spot.
  • Testing shows the wood behind it is dry.
  • The cause is clear, such as one failed caulk joint.

Plan on full remediation if

  • Several walls show symptoms, or patches keep failing.
  • Moisture readings are high around windows or rooflines.
  • The sheathing is soft or rotting.
  • The wall was built with no way to drain.

About siding over stucco. It’s tempting to cover a problem wall with new siding. Unless testing proves the wall is dry, that simply hides the moisture and lets the rot keep going.

Our remediation process

Inspect and test

We examine the exterior and check the high-risk spots to learn how far the moisture has spread. [Describe your testing method.

Explain and estimate

We show you what we found, recommend repair or remediation, and put the price in writing.

Remove the stucco

The failing stucco comes off so the wall underneath is fully exposed.

Fix the structure

Rotted sheathing, framing and trim are cut out and replaced.

Build in drainage

We install a new water-resistive barrier, flash every opening and roof-to-wall joint, and [add a drainage gap / rainscreen] so water can escape.

Finish and review

Your new siding goes on, the site is cleaned up, and we walk the finished house with you.

What replaces your stucco

We don’t put stucco back on. Once the wall is repaired, we give your home a siding exterior that’s easier to maintain and far more forgiving of our weather.

James Hardie fiber cement

Resists moisture, rot and pests, and comes in lap, panel and shingle styles in a wide range of colors.

The lowest upfront cost, with almost no ongoing maintenance.

Stone accents

Adds texture to entries, columns and the base of walls, paired with fiber cement or vinyl.

What affects the cost

No two remediation jobs are priced alike, because the biggest variable is hidden until the stucco comes off. The main factors are how many walls are involved, how much rot is found, the height and access of the house, trim and window details, and the exterior you choose.

Our inspection gives you a written number for your home. To make the project easier to budget, we offer 0% interest financing for up to 18 months, along with other flexible payment plans.

Financing is subject to credit approval. Terms and conditions apply.

Save by doing it all at once

Remediation opens the walls down to the sheathing, which makes it the cheapest moment to replace anything that ties into them. Because we handle roofing, siding, windows and gutters, it can all be one project with one crew.

New windows can be flashed straight into the new barrier, sealing the most common leak point.

Where a roof meets a wall, the flashing can be corrected from both sides at once.

Better gutters carry roof water away from the new siding and foundation.

Common questions

A large share of suburban homes here were finished with stucco laid directly over wood sheathing, with little or no gap for water to escape. Our wet springs, muggy summers and winter freeze-thaw cycles work water into small cracks, and once it’s behind the stucco it has nowhere to go.

Yes. The sheathing behind stucco can rot for years while the surface looks normal. That’s why homes in this area are often tested even without visible symptoms, especially before a sale.

Only if testing shows the wall behind it is dry and solid. Siding installed over wet stucco seals the moisture in, and the rot continues where no one can see it.

It depends on the size of the house, how many walls are involved, how much rot turns up once the stucco is off, and the weather. [Typical timeline for your projects.] Your estimate will include a schedule.

Price is driven mostly by how much of the house is affected and how much hidden damage is found. Height, access, trim details and the new exterior you choose also play a part. An inspection and written estimate is the only way to get a reliable number for your home.

Yes. We offer 0% interest financing for up to 18 months, plus several other flexible payment plans. See financing details. Financing is subject to credit approval.

We don’t reinstall stucco. After the wall is repaired, we replace it with James Hardie fiber cement siding, vinyl siding, stone accents, or a combination of them.
